Thomson-East Coast Line Phase 4 (TEL 4) – Long Awaited Improved Connectivity

Residents in the eastern region of Singapore will benefit from the opening of new MRT stations on the Thomson-East Coast Line (TEL) railway network. Phase 4 of the TEL rail network includes seven new stations along a 10.8km stretch, from Tanjong Rhu to Bayshore. According to a recent announcement by the Land Transport Authority (LTA), these stations are expected to be operational from 23 June 2024.

The closest new MRT stations to Parq Bella will be Marine Parade and Marine Terrace. This new rail network will greatly enhance convenience for commuters and improve public transportation connectivity. Currently, the only MRT network in the east of Singapore is the East-West Line, which has been in operation since 1989.

Future plans to extend the Thomson-East Coast Line further east to Changi Airport will add even more value to properties in the vicinity.

 

Paya Lebar Air Base – New Vibrant Housing Estate with Amenities

With ongoing plans to relocate the 800-hectare Paya Lebar Airbase over the next few decades, it will revitalize neighboring towns. The neighboring towns benefiting will be Marine Parade, Hougang and Punggol. The newly freed-up space can be redeveloped to create more amenities for surrounding estates, new housing and business spaces, and additional job opportunities.

Improved transportation networks will also be established to enhance connectivity across these neighborhoods and between the northeast and eastern parts of Singapore. The removal of height restrictions following the airbase relocation will allow for taller buildings and optimized land use. This could potentially encourage developers and residents in older developments to consider redevelopment and enbloc sales.

 

Geylang Rezoning – Rejuvenation Plan

The Urban Redevelopment Authority (URA) has reclassified land use in Geylang for commercial and institutional purposes, halting new residential development in the area. This reclassification affects Geylang Road, Guillemard Road, and Lorong 4-22 of Geylang.

With a reduced supply of new residential developments, demand and values for existing and new launches in the vicinity are expected to rise. The land value of existing residential developments will also increase, as commercial land typically commands higher prices during enbloc sales.

 

East Coast Long Island Plans – New Reclaimed Land Space

The government plans to add 800 hectares of reclaimed land to Singapore’s largest park, East Coast Park, starting in 2024. This project, called Long Island, will involve detailed technical studies, careful planning, and consultation with experts from public agencies over the next five years. Feedback and suggestions will also be collected from the public. The project, spanning three tracts of land, will cover an area approximately twice the size of Marina Bay, stretching from Marina East to Tanah Merah.

The reclamation plans for East Coast were first mentioned in the Urban Redevelopment Authority’s Concept Plan in 1991, envisioning new waterfront housing and leisure amenities, as well as a new freshwater reservoir. This reservoir, enclosed by the reclaimed land, will be Singapore’s 18th reservoir, enhancing the country’s water supply.

In response to the recent drastic global climate changes, this project will also address the threat of rising sea levels and inland flooding, particularly in the East Coast area, by establishing a higher coastline.

The Long Island Plan will create new housing and jobs, further enhancing the value of properties in the neighborhood. The current vibrant Marine Parade, built entirely on reclaimed land and home to about 46,220 residents according to the 2020 census, is a prime example of successful land reclamation.

 

Marina Bay Golf Course – New Free-up Space for More

With nearly 1,500 hectares of land occupied by private and public golf courses in land-scarce Singapore, the government will be phasing out some golf courses and not allowing further lease extensions. As golf is a land-intensive sport, the government needs to balance the competing demands for land use across the nation. The newly freed-up land can be repurposed for other uses.

Marina Bay Golf Course, one of Singapore’s first 18-hole public golf clubs, will close after June 2024, following the closure of Champions Public Golf Course in 2023. This 6,493-meter, par 72 course, located in Tanjong Rhu, has been open since November 2006. The government plans to develop new residential projects on the vacated land.

With more new developments and plans in the pipeline around Parq Bella, property values and interest in the vicinity are expected to increase.
