Site History

The upcoming new development, Sora condo is an enbloc site jointly tendered by three private developers on 28 July 2022. CEL Development together with Sing-Haiyi Pearl Pte Ltd and TK 189 Development Pte Ltd.

This marks the third enbloc attempt by previous residents since 2018. The site formerly belonged to Park View Mansion, with the land lease starting in 1976. Including the premium difference and the lease topped up to a fresh 99 years, the enbloc tender price is $260 million. This makes the new development land cost approximately $1,023 per square foot per plot ratio (psf ppr). The former Park View Mansions comprised 160 units across four 10-storey residential blocks.

 

Site Details

The site area covers approximately 17,834.8 square meters with a land plot ratio of 2.1. It is slated for redevelopment into Sora, a private new development comprising 440 residential units. The new 99-year land lease begins on 30 August 2023.

 

Unblocked Views and Upcoming New Amenities

Strategically positioned directly facing Jurong Lake Garden with a 300-meter frontage, the new condo development, Sora. The largest mixed-use business district outside the Singapore Central Business District (CBD) is undergoing transformation as part of the URA Master Plan. Spanning 410 hectares in the Jurong Region, this development will unfold over the next 10-15 years. It will be a focal point of government planning for the next two decades. As rejuvenation plans for Jurong Lake Gardens progress, connecting links will be constructed to various points of interest. It includes Singapore’s renowned landmarks such as the Japanese Garden, Chinese Garden, Garden Promenade, and Science Centre Singapore.

The Chinese Garden and Japanese Garden are set to undergo redevelopment and will be ready by 2024. Additionally, the new world-class Science Centre, Singapore’s largest living lab, is scheduled to open its doors in 2027, showcasing the latest applications of science and technology and providing a unique space for learning and immersive experiences.

High-Speed Rail (HSR)

Despite the cancellation of the highly anticipated project a few years ago, discussions are still ongoing in Malaysia to revive the High-Speed Rail. Initially requested for postponement in 2018 and subsequently terminated in 2021 due to high cost concerns, Malaysia, particularly Kuala Lumpur, is now actively seeking proposals from private companies locally and internationally.

Government funding is crucial for such a large-scale project, spanning approximately 350km across four states in Malaysia and 15km in Singapore. Given the significant investment required, government support is necessary to ensure the project’s viability.

The estimated cost to revive the project is around S$28 billion, making it challenging for private companies to finance independently. Additional government support, such as land acquisition and long-term maintenance of the rail network, will also be essential. Despite Singapore’s openness to new proposals to revive the project, its finalization is expected to take some time.

The High-Speed Rail (HSR) is expected to bring substantial benefits to citizens in both Malaysia and Singapore, offering a faster and more efficient travel option between the two countries. Furthermore, it is anticipated to attract more businesses and tourists, contributing to economic growth and development in the region.

 

Jurong Recent Demand and Prices

Two recent launches in the Jurong Lake District have set a new benchmark for pricing, with an average launch selling price of $2,451 per square foot for J’den. This record-breaking figure signifies the growing acceptance among buyers and the foresight of investors regarding the future potential of the Jurong Lake District.

 

Sora Condo – Project Details

Situated along Yuan Ching Road in Jurong District 22, Sora condo comprises a total of four residential blocks. Two blocks stand at 12 storeys tall, while the other two rise to 20 storeys. Each pair of blocks of the same height is joined together on the rooftop terraces, creating the impression of twin blocks from a distance. By 2029, the Jurong Region line will seamlessly connect to Jurong East station, facilitating commuters’ travel to other parts of the Jurong region.

Looking ahead, the Cross Island line network will include the Jurong Lake District station, providing commuters from western corridors with access to eastern destinations. This fully underground MRT line, spanning approximately 50km, will be completed in three phases. It is expected to significantly reduce travel time between Jurong Lake District and major hubs such as Punggol Digital District and Changi. The Jurong Lake District station is slated for completion by 2032.

Outside the Sora development, public bus services offer a range of transportation routes. Bus 49 primarily serves the Jurong area, while Bus 154 connects commuters to further destinations. Bus 154 travels to places like the Singapore Botanic Garden, the Stevens area, Toa Payoh, and Paya Lebar Quarter.
