Midtown Modern – Blending Nature with Urban Living

Proudly brought to us by joint developers, Guocoland and Hong Leong, the future Midtown Modern will be located within the highly anticipated upcoming Guoco Midtown. Comprising of 2 magnificent towers that are 30 storeys high, Midtown Modern is located along Tan Quee Lan Street and is sitting just on top of Bugis MRT station.

This gorgeous mixed development will consist of 558 luxury apartments. The commercial / retail units will be found on the ground floor of the development and are meant for leasing out when the project is completed. The leasing contract and selection of anchor tenants for the commercial / rental units will be managed and overseen by the property developers in the long run.

As Singapore is famously known to the world as a garden city, developers of Midtown Modern aspire to transform this sophisticated development to a Garden Home in the Central Business District. Upon arrival at the entertainment deck of the development, future residents and guests will be greeted by the extensive greenery.Full condominium facilities include facilities such as Rain and Water Gardens, Tennis Court, 50m Lap pool, Concierge services and networking amenities are all available within the project.

Master Plan 2008 – A Magnet for Business

Way back in Dec 2008, Singapore Master Plan 2008 was reviewed and finalized into four main vision thrusts for Singapore: A Home of Choice, A Magnet for Business, An Exciting Playground and A Place to Cherish.

Under a Magnet for Business vision, it was planned to extend the current Central Business District (CBD) which was mainly found in the financial district in Marina Bay and Raffles Place areas. The extension areas include Marina Bay, the Beach Road/ Ophir-Rochor Corridor and Tanjong Pagar.

The extensive Extension in Marina Bay has been developed over the years by reclaiming land around the body of water in front of Collyer Quay and eventually planned to be Singapore’s new downtown for the 21stcentury with Financial Centre, Civil space and Gardens within the boundaries.

The Southern Gateway of Tanjong Pagar, which has been moving away from older days whereby the location is dominated by only offices, to a more attractive environment whereby modern lifestyles living are created and more buildings are catered for mixed usage and wider diversity of uses to make Tanjong Pagar a vibrant place to work, live and play in.

The Northern Gateway of the Central Business District, the Beach Road/ Ophir-Rochor Corridor has been identified as also part of the CBD extension, is touted as Singapore’s next development hot spot to complement and double the current financial district size as its surrounded by a vibrant art & entertainment scene. With the demolition of iconic Rochor Centre, start of new Downtown MRT Line and construction of upcoming North-South Corridor, signs of new residential development are gradually sprouting as we can see from the new-world class mixed residential developments such South Beach Residences and DUO residences. District 7 being also known for the culturally rich and high rentability, may seem to soon unseat District 9 as the country’s most prime residential area.

Improved infrastructure connections could be seen in all these planned locations gradually in place, with new expressways, new MRT stations, roads and even bridges have been constructed. Strong confidence and huge investment are seen by the joint venture between Temasek Holdings and Malaysian investment firm too in some of the residential developments.

Formation of Guoco Midtown

Guocoland has developed their first integrated mixed-use development in 2016, an iconic tallest building in Singapore above Tanjong Pagar MRT, the Guoco Tower. This soaring tower has successfully re-shaped Tanjong Pagar as prime business and lifestyle centre.

Guocoland is set to do another flagship development for their upcoming Guoco Midtown which consist of a mixed-use development site at Beach Road (Midtown I) and a residential development at Tan Quee Lan Street (Midtown II), or known as Midtown Modern. Both the luxury residential components in Midtown I & II will continue the lineage of other Guocoland luxurious properties such as Wallich Residences, Leedon Residences, Goodwood Residences and Martin Modern.

Midtown is derived from an emergent term from the 50’s between uptown and downtown of Manhattan. The whole vision for Guoco Midtown is to rejuvenate the district, connecting and engaging the community, redefine the way of leasing and supply luxury city living.

This upcoming new launch condo, Midtown Modern combining with previous Midtown I, will have a new combined master development of about 1.5mil sqft of gross floor area which will be the centre of innovative business and new lifestyle concepts. Being the largest under construction development in CBD currently, this development will have more than 20 concept and thematic gardens and lush public spaces. Excellent connectivity as the residents in Midtown Modern will have direct connection to Bugis MRT Interchange, Bugis Junction, Guoco Midtown, DUO Residences and the Gateway.
