Building a Community in a Garden
The first flats of the groundbreaking Bidadari estate have just gone on sale, marking a shift change in public housing strategy. The 93 ha project – developed by MKPL Architects and Urban Strategists Inc. and located slap bang in the central region is part of the mature town of Toa Payoh and will be built within the confines of a park. This will give residents an oasis of calm while still providing all the benefits of a modern thriving town with the high quality schools, transport links, medical facilities, retail and dining options that comes with it.
The first BTO (built to order) units to launch after the income ceiling was increased to S$12,000, the Bidadari estate is made up of 4 distinct districts – Alkaff, Woodleigh, Park Edge and Bartley Heights, offering a total of 2,139 flats. 1,229 of those (representing more than half of the total available) will be four bedroom flats, while the remaining will be split between five bedroom units (151), three bedroom (567) and two bedroom (192) flexi flats that are only open to those over 55 years of age.
Other features of the project include the preservation of a heritage road and a greenbelt passing through the estate, as well as a brand new 10 ha park with lake. The developers and the HDB are keen to play to the strengths of the area in terms of its green living, and will encourage residents to make use of the many pedestrian and cycle paths in the area.
The first of the four districts to come online – and also the largest – is Alkaff, which is itself split into three areas. Alkaff Vista is the biggest in the whole estate and will be (if everything goes to plan) complete by the third quarter of 2019. Comprised of 350 four and five bed units split over 4 blocks of varying heights of between 7 and 17 storeys, the estate will be along Upper Serangoon Road.
The next one to be scheduled for completion is Alkaff LakeView with a date set for the fourth quarter 2019. The 531 unit estate of three and four room flats over three 17-storey blocks is located nearby on Upper Aljunied Road.
The final one in the Alkaff District is Alkaff Courtview located on Upper Serangoon Road. Its 192 two-room flexi flats spread over its six blocks of between 6 and 17 storeys will be ready in the second quarter of 2020.
Take up is expected to be very high, with considerable interest already being shown, despite prices at an average of 10% higher than similar residences in Sengkang and Punggol, due to its central location, and green setting.
