Hillock Green, the third newly launched private residential development in the Lentor Hills Estate. This new condo was launched approximately one year after Lentor Modern. This land parcel was secured in September 2022 through a joint venture by Forsea Holdings Pte Ltd, SoilBuild Group Holdings Ltd, and United Engineers Limited. The tender price is $1,108 per square foot per plot ratio (psf ppr), marking an 8% reduction from the previous Lentor Central land tender. This has sparked interest among potential buyers eagerly awaiting the launch prices.

Much like its predecessors, Hillock Green is a mid-size condo development. There is a total of 474 residential units and the capacity to construct up to 23 storeys. However, distinguishing itself from the prior Lentor launches, Hillock Green does not incorporate a commercial component within the building structure. This particular characteristic may prove appealing to buyers seeking exclusively residential units without the inclusion of commercial spaces.

Competitive Launches in Lentor Hills Estate

Strategically positioned at Lentor Central, Hillock Green enjoys a prime location. Directly opposite Lentor MRT and the forthcoming mall from the Lentor Modern development. With more Government (GLS) land in Lentor remaining unreleased, it’s recommended that potential buyers carefully evaluate each plot’s distinct features.

Rejuvenation of Ang Mo Kio Town

According to the URA Master Plan 2019, Lentor Hills Estate is a key part of the Ang Mo Kio Town rejuvenation initiative. The transformation of this once primarily landed housing and undeveloped area into a future neighborhood is underway. Bringing new homes and commercial amenities to serve residents in Lentor Hills and Teacher’s Estate.

The operation of the Thomson-East Coast Line’s Lentor Station has significantly changed the landscape, turning it into a vibrant part of Ang Mo Kio town. Commuters can now conveniently reach the city within 20 minutes by taking this train. Additionally, the existing Yio Chu Kang MRT Station (North-South Line) is nearby.

Establishing Transportation Network

The initial focus of the plan is on establishing robust transportation connectivity. This involves the creation of new roads in Lentor Hills Estate and the operation of the new Lentor MRT station (Thomson-East Coast Line Stages 1-3 are already in operation, with Stages 4-5 expected to be operational in 2024/2025). This strategic move aims to enhance accessibility for commuters.

Simultaneously, the government releases the nearest plot of land for tender, which happens to be the only mixed development plot next to Lentor station. This suggests a deliberate effort to introduce new commercial amenities before the influx of residents from upcoming launches. The entire process seems well-coordinated as per government initiatives. Prestigious educational institutions like St. Nicholas Girls’ and Anderson Primary are situated within a 1-2 km radius.

This marks the final plot in Lentor featuring a 3.0 plot ratio and the broadest frontage facing Hillock Park, ensuring optimal views from the new condo. Positioned adjacent to the future Hillock Park, the architectural inspiration for this development is drawn from nature. The building facades will embrace tropical design strategies, responding effectively to Singapore’s tropical climate.

This design incorporates well-articulated proportions of solids (walls) and elements of tropical architecture, including balconies, sky terraces, and vertical green walls. The boundary fences surrounding Hillock Green are also designed to be visually porous. This will allow the lush landscaping within the green buffer and development to be visible from surrounding roads and the green finger leading to the future Hillock Park.

The development includes a total of 478 parking lots spread across 2 basements and the 1st storey car park. Hillock Green offers a variety of 474 residential unit types, ranging from 1 Bedroom to 4 Bedroom Premium, across the 3 Blocks. Units with high ceilings (5.9m) are located on the top floor (23rd Floor) and  13th-floor units. The efforts of the architect and landscaper are evident in the vertical and horizontal layering on the facade and the curved landscape design in Hillock Green.

Various facilities are located on Level 1 of the development. All three blocks have their high celling Sky Terraces on the 14th level. Sky Terraces at Blocks 26 and 28 are linked, providing extra space for elevated amenities. Elevated Level 1 facilities offer residents pleasant views of the future Hillock Park. The clubhouse overlooks the grand drop-off of Hillock Green and the surrounding road, accentuating the luxurious feel.
