New residential plot in Clementi Ave 1

A public tender has recently been released by Urban Redevelopment Authority (URA) of Singapore for a residential site located along Clementi Avenue 1. Located in a prime spot near the Clementi Stadium and minutes from the Clementi Swimming Complex, NUS High School of Mathematics and Science and Nan Hua High School and, the site is to be developed into a residential condominium project. This tender is to be of 99 years duration. The tender is approved into the Confirmed List for the 2019 Government Land Sales (first 6 months)  Programme.

The gross floor area (GFA) of the site in question is 57,900 square meters on 16,542.7 sq meters. Currently, the maximum permissible height of any construction on site is approved at 140 meters. The tender requires the project to be completed under a period of 60 months.


According to the URA, the site may potentially have condominiums or flats. An allowance for a mixed residential development with strata laned houses can also be obtained with prior permission of the approving bodies. The site can have about 640 residential units subject to nature and type of building chosen by the tenderer’s proposals. There is however a restriction on serviced apartments on site.


In addition to units for residence, the tender proposal should also include detailed plans for certain amenities like an infant and child care center. With an allotment of a minimum GFA of 700 sqm, this child care center should have provisions to accommodate at least 150 infants and children. The plans for this center should additionally be approved by the Early Childhood Development Agency (ECDA) in terms of all proposed regulations and guidelines.


Interested parties may apply for the tender for the site at Clementi Avenue 1 by 12:00 pm, July 3, 2019.


Another tender for an executive condominium project under the Housing Development Board is to be released for bidding in May 2019. This site at Canberra Link will also be approved under the H1 2019 GLS Programme.
